Clear Drains, Scuppers, and Gutters
Flat roofs depend entirely on a functioning drainage system to move water off the surface. Clogged drains and scuppers allow water to pond. Standing water is one of the leading causes of TPO membrane deterioration.
Walk the roof after storms or seasonally to remove leaves, dirt, and debris from all drainage points. Make sure scuppers are unobstructed and that water flows freely off the roof. Walk the entire roof surface and look for visible punctures, tears, or areas where the membrane appears thin or worn. Even small punctures can allow water infiltration, so document any damage and have it patched promptly before it expands.
Evaluate Surface Cleanliness and Consider Reflective Coatings
TPO’s energy efficiency relies largely on its reflective surface. Dirt, algae, and biological growth can darken the membrane over time, reducing its ability to reflect heat and increasing your cooling costs.
Periodically clean the membrane surface using a mild detergent and a soft-bristle brush. For aging TPO systems, reflective roof coatings can restore UV resistance and extend membrane life by several additional years.
